What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage and the general layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services needed?

Real estate taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you actually have! Unless an appraiser has executed a recent appraisal or home measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service can ensure that you're paid fair market value for your home. Living space is one of the most important elements potential buyers consider when purchasing a home — but since these values are often estimated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or measurement service carried out by an appraiser (after any renovation that might have affected square footage).

For real estate professionals

To make sure that your client's property sells at a price that accurately reflects true market value, we suggest requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic to interest potential buyers because they can see the layout and details of the house before and after a walkthrough.
